Does it really cost nothing to ask Adam questions?

Really. Questions, payment estimates, strategy conversations, "should we wait?" talks — all free, forever. Loan officers are compensated when loans close, which means Adam's incentive is to be so genuinely useful that you choose to work with him when you're ready. The questions are the point.

Do I have to be ready to buy to reach out?

Not even close. Some of the most valuable conversations happen a year or more before anyone buys anything — that's when there's time to fix credit, build savings strategy, and line up assistance programs. "We're thinking about maybe someday" is a perfectly good opening text.

Why texting? Can I call instead?

Is my information safe?

How much down payment do I actually need?

As little as 0% (VA, USDA) or 3–3.5% (conventional first-time buyer, FHA). Minnesota Housing down payment assistance can cover part of that plus closing costs for eligible buyers. The right answer is scenario math, not a rule of thumb — a five-minute conversation gets you your number.

What credit score do I need?

Conventional programs generally start around 620 and FHA can go lower; the strongest pricing kicks in around 740+. If your score is below where it needs to be, Adam can usually point at the two or three specific things that would move it fastest.

What will my interest rate be?

Honest answer: it depends — on your credit, down payment, loan type, and the market that day. Anyone quoting you a rate without knowing those things is marketing at you. When Adam quotes your rate, it's your actual scenario, in writing.

Are there hidden fees on this site or with Adam?

No, and every real cost shows up in writing before you commit. You'll get a Loan Estimate within days of applying and a Closing Disclosure at least three days before you sign — both standardized federal forms designed so you can catch surprises. There won't be any.

Timing

How fast can I get pre-approved?

Once your documents are in through Fairway's secure system, pre-approval typically comes together in a couple of days — sometimes faster when timing matters. Found a house this weekend and need a letter? Text Adam; urgency is a thing he's good at.

How long does closing take?

A typical purchase runs about 30–45 days from accepted offer to keys. The biggest variables are the appraisal timeline and how quickly document requests get answered — one of those is on the market, the other is a team effort.

Should I wait for rates to come down?

Nobody can time rates, and waiting has a cost too — rent, rising prices, and life on hold. The better frame: can you comfortably afford the payment at today's numbers? If yes, buy the house; if rates genuinely drop later, refinancing exists. Adam will give you the honest math on both paths.
